Project Manager

St Croix. Permanent role with Thatcher Associates, the specialist construction & property desk.

St Croix Permanent Construction & Property Posted 28 October 2026

About the role

Electrical Project Manager, St Croix, USVI

The company
Our client is an established electrical contractor working across the Caribbean and mainland US. It delivers projects from small fit-outs to multi-million-dollar packages in education, healthcare, hospitality, commercial, government and infrastructure.
The business is well past its start-up phase and growing quickly. It has a secure multi-year backlog, a strong bid pipeline and a fully equipped base on St Croix with offices, a warehouse, vehicles and plant. Its craft workforce is expected to roughly double over the next six months. Field supervision, cost accounting and finance are already in place, so the Project Manager can focus on running projects.

The role
This Project Manager will own the electrical and communications installation on a large project in the US Virgin Islands, from award through to close-out. Typical projects are $15 million to $30 million electrical packages on schools, medical buildings, hospitals and underground infrastructure.
This is a standalone role. There is no project director layer, and you will report directly to senior leadership, who visit site regularly. The general superintendent and foremen run the crews well, so the gap is commercial and project control rather than field supervision. You will be the person who knows the contract, the schedule of values, the cost to complete and the hours left on every task. You will also decide whether a client request is in scope before anyone acts on it.
It suits a PM who has worked on large mainland jobs and now wants to run the whole project rather than one lane of it.

What you will own
1. Commercial management: own the budget and target margin. Keep percent complete and projected cost to complete accurate throughout the project, working with the superintendent, project engineer and cost accounting.
2. Contract and change control: price, negotiate and recover change orders and T&M. Manage the schedule of values and payment applications. Weigh every client instruction against contract and sequence before agreeing to it.
3. Planning and schedule: build, maintain and analyse the project schedule. Track labour hours and productivity against budget.
4. Procurement and materials: plan, buy and track materials from order to installation. Tie buying decisions to cash flow and payment position. Manage sourcing, shipping and customs clearance to site or warehouse.
5. Project administration: submittals, RFIs, field scope clarifications and technical support.
6. Risk management: identify risks early and put mitigation in place before they turn into delay or cost.
7. Client and stakeholder relationships: be the main point of contact for the client, construction manager, vendors and subcontractors. Aim for a claim-free project, with regular progress reporting to leadership.
8. Safety: work with the health and safety team and site supervision so that standards hold across the project.
9. Growth: support upcoming proposals when needed, develop junior staff and project engineers, and widen the regional vendor and subcontractor network.

What we are looking for
• Proven track record as Project Manager for an electrical contractor, owning large packages in the $15 million to $30 million range
• Strong commercial skills: change orders, schedule of values, cost to complete and margin protection, with examples
• Real experience planning and tracking materials, not just ordering them
• Comfortable operating without layers of support and taking on work outside a narrow lane
• Confident with clients, including saying no or not yet when a request falls outside contract
• Four-year degree in Construction Management or Engineering, or equivalent experience managing electrical installations
• Legal right to work in the United States (US citizens and green card holders)
• Caribbean or island experience is welcome but not essential; candidates relocating from the mainland or Puerto Rico are welcome

Location and package
The role is based on St Croix, USVI, and you will need to live on island. Because the USVI is US territory, US citizens and green card holders need no work permit.
The package includes a competitive salary, depending on experience, plus per diem or subsistence and benefits. New starters spend an induction period at the company's mainland office before moving to island.

The growth opportunity is real. As the business scales, there is a clear path into senior project leadership. There is also the option of related work on the US mainland.
