Director of Construction
Barbados. Permanent role with Thatcher Associates, the specialist construction & property desk.
About the role
The role
This is a senior leadership position with a property and hospitality developer, taking overall responsibility for a portfolio that spans luxury hotel and resort projects, branded and private residential, commercial real estate and supporting infrastructure. You will own delivery from concept through design, procurement, construction, commissioning and handover, and be accountable for bringing each project in safely, on programme, on budget and to an international luxury standard.
What you will be doing
You will run several projects at once and set the delivery strategy for each, making sure it serves the wider objectives of the business. That means leading the full project team: architects, engineers, cost consultants, contractors and your own project managers.
You will hold the budgets, cash flow forecasts, procurement strategy, programmes and resourcing, and report regularly to ownership on cost, programme, quality and agreed performance measures. Contracts sit with you too: you will negotiate and administer the major construction and consultancy agreements, and deal with the technical and commercial problems that come up on projects of this scale before they become claims or delays.
Safety, quality, sustainability and regulatory compliance are your responsibility across the portfolio. So are the relationships that keep projects moving: owners, investors, consultants and government agencies. Beyond the day job, you will be expected to sharpen how the business delivers projects, bringing in better systems, better procurement and lessons learned from one scheme to the next.
What you will bring
At least 15 years in large scale construction and development, with a minimum of 7 in a senior leadership role. You will have delivered luxury hotels, resorts, branded residences, mixed use schemes or comparable high end hospitality work, and ideally led projects of US$50 million or more.
A degree in civil engineering, construction management, architecture, project management or a related discipline is required. A master’s (MBA, MSc or similar) is an advantage, and professional registration such as PE, PMP, MRICS or MCIOB is strongly preferred.
You will be commercially and contractually sharp, comfortable with the financial side of development, and used to leading multidisciplinary teams across several complex projects at the same time. Ownership will look for clear decision making, the ability to negotiate and hold a position, sound judgement on risk, and the presence to present confidently to investors, boards and authorities.
