Construction Manager - High-End Residential
Grand Cayman. Permanent role with Thatcher Associates, the specialist construction & property desk.
About the role
This is a site-based role with real authority. You will run both sites day to day and own the programme, budget and paperwork behind them, with no layers of management between you and the decisions. It suits a builder who has delivered custom homes from foundations to finishes, wants more ownership than a larger contractor would give them, and is serious about moving to the Caribbean.
What you will be doing
- Running both projects on site: directing foremen, subcontractors and trades, and checking manpower, progress and workmanship
- Building and driving the master programme and short-term look-aheads, and managing budgets, forecasts, change orders and cost to complete
- Handling RFIs, submittals, shop drawings and procurement, with close control of long-lead items and shipping to the island
- Coordinating architectural, structural and MEP drawings and resolving clashes before they reach site
- Leading site meetings, keeping clients, consultants and leadership up to date, and taking each project through inspections, snagging, closeout and handover
What you will need
- At least five years leading sites or projects for a general contractor, as a Construction Manager, Project Manager, Senior Superintendent or similar
- Proven delivery of ground-up custom or high-end single-family homes, from site preparation through to final finishes
- A solid understanding of sequencing, structure, building envelope, MEP coordination and high-end finishes
- Working knowledge of programming, cost control, procurement and contract administration
- A valid driving licence and a firm intention to relocate to the Caribbean
A degree in Construction Management or similar is preferred, but equivalent site experience counts. Caribbean, coastal, hurricane-zone, concrete/CMU or island logistics experience would help, as would Microsoft Project, Bluebeam or Buildertrend.
The practical detail
- This is a site role, not a desk role. You will be on site across both projects every week.
- The client is aiming for a 1 November 2026 start, or as soon as you are available.
- Local nationals are welcome to apply. International candidates will need a work permit, which the client sponsors and pays for. We will confirm the likely timescale when we speak.
- The bonus depends on performance and is not a fixed figure.
