Senior Project Manager (Hospitality and Resort Construction)

The opportunity

Our client is a private owner and developer delivering a major hospitality scheme in the Bahamas, with civil, structural, MEP, marine, utilities, landscape and fit-out packages running at the same time. They are appointing a Senior Project Manager on the owner's side to lead day-to-day delivery on site, reporting to the Director of Development and standing in for them when needed.

This is a hands-on, site-based role. You will run the project management team, hold consultants and contractors to what they have committed to, and give the Director of Development clear recommendations they can act on. It suits someone who has delivered resort or high-end residential work with several contractors on site at once, who is comfortable challenging poor performance, and who treats commissioning and handover as something to plan from day one.

What you will be doing

• Leading a team of Project Managers and site delivery staff, setting priorities and deadlines, and closing out actions before they need escalating
• Owning the master construction programme and look-aheads, tracking the critical path, putting recovery plans in place when packages slip, and reporting progress, risk and cost exposure weekly and monthly
• Chairing site and coordination meetings, directing main and trade contractors, and pushing for more labour, supervision or plant where output falls short
• Working with the Design Manager and Commercial Manager to clear RFIs, submittals and buildability issues early, and to spot variations and claims before they grow
• Planning testing, commissioning, authority inspections, snagging and phased handover to Operations, with as-builts, warranties and O&M manuals kept in order throughout

What you will need

• A degree or recognised professional qualification in construction management, civil engineering, architecture, quantity surveying or a related discipline
• At least 15 years in construction and project management, including 5 or more in a senior project leadership role
• Delivery experience on complex hospitality, resort, mixed-use or high-end residential developments
• A record of managing several contractors and concurrent packages from preconstruction through to handover
• A working grasp of construction contracts, change control, procurement, quality management and project reporting

Experience on remote, island, marine or logistically difficult sites would be a real advantage, as would Procore and Microsoft Project or Primavera P6.

The practical detail

This is a full-time role based on site. Working hours are 10 hours a day Monday to Friday plus a half day on Saturday, and you will travel to and from site by company boat every day. Regular outdoor inspections in a tropical, marine construction environment are part of the job.
