THE OPPORTUNITY
Thatcher Associates is recruiting a Senior Project Manager on behalf of a prestigious contractor delivering high-end luxury residential communities in the Caribbean. This is an outstanding opportunity for an experienced project leader to oversee the planning, coordination, and execution of exceptional custom home projects in one of the region’s most sought-after island locations.
KEY RESPONSIBILITIES
Project Leadership & Management
– Lead the full project lifecycle from pre-construction through final handover.
– Develop and manage detailed project schedules, budgets, and resource plans.
– Oversee multiple residential sites and teams simultaneously.
– Conduct regular site walkthroughs to ensure quality and schedule adherence.
Construction Operations
– Interpret plans, specifications, and scopes of work; resolve design conflicts.
– Coordinate with subcontractors, architects, and suppliers.
– Monitor progress, maintain documentation, and manage RFI, CO, and submittal processes.
– Ensure timely completion of milestones, inspections, and punch lists.
Budget & Cost Control
– Develop and manage project budgets from pre-construction through closeout.
– Identify cost-saving opportunities and proactively mitigate budget risks.
– Maintain accurate financial reporting and forecasting.
Quality Assurance & Customer Experience
– Implement and enforce company quality standards and construction best practices.
– Ensure craftsmanship meets warranty expectations and builder specifications.
– Support pre-close inspections, homeowner walkthroughs, and warranty turnover.
Safety & Compliance
– Enforce company and OSHA safety protocols across all job sites.
– Ensure compliance with permitting requirements and inspections.
– Conduct jobsite safety audits and risk assessments.
Communication & Collaboration
– Serve as primary point of contact for owners, architects, and engineers.
– Provide weekly status updates, schedule reports, and progress documentation.
– Mentor Assistant Project Managers, Site Superintendents, Foremen, and field staff.
QUALIFICATIONS & EXPERIENCE
– Bachelor’s degree in Construction Management, Engineering, or a related field (preferred).
– 7–10+ years of experience in high-end residential construction with a strong track record of delivery.
– Proven background managing custom homes and complex renovations.
– Strong understanding of residential construction methods and trade sequencing.
– Proficiency with project management and construction software (e.g., Procore, Bluebeam, MS Project).
– Excellent budgeting, scheduling, and contract administration skills.
– Strong leadership, communication, and conflict-resolution abilities.
