Quantity Surveyor – Bahamas & Turks and Caicos Islands

Thatcher Associates is recruiting on behalf of established construction companies delivering high-end building projects across the Caribbean, including luxury villas, boutique hotels and resort developments in the Bahamas and Turks and Caicos Islands.

We are seeking Quantity Surveyors with 4–10 years’ experience who want to broaden their international experience while working on distinctive island projects. Candidates should have a degree in Quantity Surveying and solid experience working on building construction projects, ideally gained within British, South African, or Caribbean contracting environments.

This is a hands-on role suited to commercially minded Quantity Surveyors who are comfortable working closely with site teams and managing the commercial aspects of projects from early procurement through to final account.

Salary
$100,000 – $140,000 per year tax free, plus bonus, depending on experience.

Responsibilities

• Preparing and managing bills of quantities
• Taking off quantities from architectural and engineering drawings
• Preparing cost plans and project estimates
• Subcontractor procurement, tender analysis and negotiations
• Preparing and administering subcontract agreements
• Site measurement and maintaining accurate records of work completed
• Valuing subcontractor applications and preparing interim valuations
• Monitoring project costs and reporting against budgets
• Managing variations and change control
• Assisting with the preparation and agreement of final accounts
• Liaising closely with project managers, site teams and subcontractors

Requirements

• Degree in Quantity Surveying or Commercial Management
• Approximately 4–10 years’ experience in Quantity Surveying roles
• Experience working on building construction projects
• Ideally trained in a British or South African construction environment
• Strong commercial awareness and attention to detail
• Comfortable working in a site-based project environment
• Willingness to relocate and work internationally

Projects

Projects typically include high-end beachfront villas, boutique resorts and luxury hospitality developments, sometimes located on the mainland or in exclusive island communities. Expect some regional travel by boat or plane.

Lifestyle Considerations

These roles involve relocating to island locations and working on active construction projects. While the locations are exceptional, schooling in the region can be expensive, so the roles tend to suit professionals relocating independently rather than those planning to move with accompanying families.

For Quantity Surveyors looking to gain international experience and work on distinctive projects, this is a rare opportunity to build a career in one of the most dynamic construction markets in the Caribbean.
