Project Manager – Construction, High-end Residential

Location: Abaco, Bahamas
Salary: $120,000–$140,000 per annum (tax-free) + housing and benefits

The Role

Thatcher Associates have been appointed by a long-standing client in the Bahamas to seek an experienced Project Manager to lead high-end residential developments in the Abaco Islands, from early planning through to completion. You’ll take ownership of programme, budget, quality and client delivery, working closely with commercial and site teams to keep projects running safely, efficiently and to a high standard. This is classed as a remote island location and may be better suited to someone travelling on single status.

Key Responsibilities

As Project Manager, you will:

  • Oversee assigned projects from initiation and planning through to handover and final completion.

  • Take responsibility for project quality, budget, programme and reporting.

  • Lead client communication: confirm requirements, manage expectations, and support feasibility assessments.

  • Work with the commercial team to prepare budgets, detailed cost plans and ongoing financial reporting.

  • Develop and manage the procurement schedule for each project.

  • Coordinate and maintain full project documentation (e.g., contracts, permits, drawings, change orders) in collaboration with the commercial team.

  • Review drawings and updates daily, issuing relevant information to the site leadership team and subcontractors.

  • Set daily objectives, scope and deliverables for site teams and subcontractors.

  • Liaise with the Architect/Design Team to monitor progress and ensure design intent and specifications are met.

  • Chair regular project dashboard/progress meetings, covering costs, labour levels, delays, risks and key actions.

  • Plan and coordinate subcontractor activities and sequencing to maintain productivity and programme.

  • Conduct regular site inspections to track progress, identify risks and ensure compliance with site standards and safety requirements.

  • Review and sign off shop drawings in conjunction with the commercial team.

  • Proactively identify, manage and mitigate project risks and issues across the project lifecycle.

  • Produce weekly reports (including photo updates) for clients and internal leadership.

  • Support training, performance feedback and mentorship of site and field staff.

  • Provide timely resourcing updates to support mobilisation, labour increases/reductions and planning needs.

  • Ensure weekly timesheets are submitted accurately to payroll/accounts.

  • Enforce health & safety requirements, including appropriate PPE and safe working practices.

  • Run/lead weekly toolbox talks and site briefings.

  • Provide strong leadership to the project team, promoting a collaborative and high-performance culture.

  • Complete administrative tasks as required and undertake other duties as assigned.

Reporting Line

You’ll report to the Construction Director and work closely with the senior leadership team.
